Garage Door Perimeter Weatherstrip in Henry Farm
The new door went in last year and looks perfect, but the old wooden stop and its tired seal were left in place.
In plain words
For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.
How the visit goesA length of weatherstrip along the right jamb has pulled away, nails and all, and it slaps against the trim every time the wind picks up. The wood behind it is dark and soft where it meets the floor.

How the visit goes

The corners and the meeting with the bottom seal
Gaps like to live where pieces meet. The technician looks at both top corners, where the header seal and the side seals should overlap so there is no square hole, and at both bottom corners, where the side seal should run right down to meet the bottom seal on the door. Mouse droppings, leaves and a small drift of snow in one corner are common finds and point to exactly which joint has opened. The bottom seal itself is noted; it is a separate part of the door, but if it is flattened or torn the household is told so both can be renewed in one visit if they wish.
Replacing the wood stop with a one-piece vinyl stop
When the old wood stop is cracked, rotten or buried in paint, it is replaced rather than covered. The one-piece stop, a rigid vinyl moulding with the flexible fin formed along one edge, is cut on a mitre saw to header and side lengths and fitted the same way, header first. It needs no paint, does not rot, and its fin and stop are one part, so the seal cannot peel away from the moulding. Corners are either mitred or the sides butted tight under the header with the fins overlapped. The result looks like fresh trim and works as a seal.
A note of what was fitted
Before leaving, the technician tells you what went on: the seal type, the profile and fin width, the colour, and the lengths of the header and sides. It is worth writing this on a card near the opener or in the door's paperwork. If one length is ever damaged, by a ladder or a car mirror, the same profile can be matched and a single piece replaced rather than the whole set. If a jamb was repaired, the note records where and with what, so anyone painting or working on the frame later knows what is behind the finish.

What affects the quote
Alignment work on the door
Where the door sits out of square and a track bracket or the door itself needs small correction before the seal can meet it evenly, that adjustment is named separately.
Jamb material
Wood jambs take nails; steel or aluminum-clad jambs need screws and sometimes a backing piece, and masonry openings need a different fixing altogether, each with its own time and hardware.
Fin on the existing stop or a one-piece vinyl stop
Nailing a new fin to a sound wood stop uses less material than replacing the stop with a one-piece vinyl moulding, which costs more as a part but needs no paint and does not rot.
What to have ready
- Is anything stored against the jambs, or a car parked close to the opening?
- Is it a single or double door, and roughly how wide and tall?
- Does the door rub or catch on the seal when it moves?
Garage Door Perimeter Weatherstrip: questions
QuestionsThe wood around my door is rotten near the floor. Can the seal still go on?
Yes, and the rot is handled first. The soft wood at the base of the jamb is cut back to sound material and a new piece of lumber or PVC trim is spliced in, fixed and primed, so the fasteners for the new stop bite into something solid. This is one of the most common additions to a perimeter seal job here, because slush and salt sit against the jamb base all winter.
Will replacing the perimeter seal keep mice out?
It closes one of their favourite routes. Mice enter at the open corners where the header and side seals meet and along a fin that has shrunk back from the door, so a continuous, overlapped seal removes those gaps. It works alongside a sound bottom seal, a swept threshold and attention to any other openings in the garage wall, and a technician will point out any of those noticed during the visit.
Does it matter if my garage is detached and unheated?
The seal still earns its place. It keeps driven snow, rain, leaves and animals out of the garage and off whatever is stored there, and it stops the door edges rattling in the wind. For an attached or heated garage the comfort benefit to the house is added on top. The technician may suggest a simpler fin replacement for a detached shell and a one-piece stop where the garage is lived beside.
